What is the importance of getting pre-approved for a mortgage? How do you go about getting pre-approved?
Good questions. And I’m so glad you asked. We recommend getting pre-approved. But Why? Well, you wouldn’t want to fall in love with the home of your dreams only to find out it is more house than you can afford. Many sellers want to see the pre qualification with your offer. Getting pre-approved makes it easier to shop for a new home. You and your agent know how much house you can buy and you hopefully won’t experience the heartbreak of falling in love with a home beyond your reach.
River Canyon Realty agents work with several lenders. They are people we know and know where they office. We trust them to take care of our “shared” clients and trust them to give the best loan advice to our homebuyers. Many have online applications where you can provide the information directly and have an initial answer in a short period of time. This is usually a pre-qualification and is the first step. Contract to Close
Typically the sales transaction is handled by a Title Company. The Title company holds the buyer’s earnest money during the time that all the steps that bring buyer and seller to the closing table are completed. Once the offer is negotiated and signed off by buyer and seller, the contract and your earnest money check is taken to the Title Company. This officially starts the Contract – to – Close process. Good news, River Canyon REALTORS® are very experienced in guiding buyers (and sellers) through the process.
Your lender will work with the Title Company to collect all the documents needed – like the survey and any contract amendments executed during the process. One important service of the Title Company is researching the title and providing Title Insurance – which gives you, the buyer, peace of mind in knowing you can enjoy your new home without someone claiming they have ownership.
At closing, you will bring good funds needed to purchase. The Closer, or escrow officer, will ask you to sign and initial all the documents prepared by the Lender in order to consummate the sales transaction.
River Canyon recommends securing a home warranty as part of the home purchase. Typically in this area, the basic cost of a home warranty or home service policy are paid by the seller. Additional coverage or upgraded policies are available. Your agent can:
- explain the benefits of getting a home warranty,
- where to find out about home warranty providers, and
- how best to negotiate with the seller regarding the home warranty.
