Why List With RCR?
This simple question is one that needs to be answered right away. Why should a homeowner trust River Canyon agents to sell their home in the shortest amount of time and for the most amount of money? What knowledge and experience do River Canyon agents bring to the table that will ensure a smooth transaction?
The truth is, most agents do pretty much the same thing when it comes to listing, marketing and subsequently selling your home or property. Signs, MLS, magazine ads, and property tour are common tools for real estate agents to use. River Canyon Realty agents use these tools as well.
Choosing the right agent goes beyond having and using the right tools.
River Canyon Realty agents know the area. We live in the Canyon Lake area – not in San Antonio or Austin. We live where we work. We know the neighborhoods – which ones have amenities, the strictest restrictions, the size and price of homes, and which ones have waterfront parks and access. This makes it easier for us to guide potential buyers for your home.
River Canyon Realty agents know their way around the transaction, too. They understand the home buying process and know how to position your home in the market to get is sold.
You are #1 to River Canyon Realty agents. We put you first. It is not only our duty – it is our calling to earn 5 stars from every client. When our transaction is done, we invite you to rate your experience with us on Yelp, Zillow, and other Real Estate review sites.
Knowledge is one thing – being able to apply that knowledge is expertise. River Canyon Realty agents know the contracts and the process. We stay on top of the showings and marketing to ensure your home is getting great exposure in the market. We keep you informed and provide feedback regularly.
Lastly, we are strong negotiators. We believe in a win-win and go to bat for you. When you are selling your home or land, you need someone who can bring all the parties to the transaction to an agreement. We will create a negotiation strategy with you and execute that strategy – keeping you informed at every step.

Escrow and Closing Costs
Escrow and Closing Costs are fees paid by the seller (and occasionally by the home buyer) to handle the paperwork and coordinate the signing the required documentation necessary to close the sale. In our area, it is typical for the seller to pay the Title Insurance. (Estimate about .875% of sales price). Also both buyer and seller each pay half of the escrow fee, which is the fee the Title Company charges to provide their service in closing the transaction.
Sometimes a Buyer will ask the Seller to contribute to their closing costs. The amount, if any, is negotiated as part of the sales contract. The Texas Resale Contract outlines specific items the Seller may contribute to Buyer’s closing costs.
